Advancing Canmore’s largest non-market housing development; delivering stable, affordable homes with integrated supports to strengthen community wellbeing in the Bow Valley.

Larkspur Projects is serving as Development Manager for Higher Ground, a purpose-built affordable housing and community development led by YWCA Banff on the Moustache Lands in Canmore. Phase One includes 120 non-market housing units, integrated support services, community and amenity spaces, and ground-floor commercial uses designed to enhance long-term sustainability and community connection.

The project responds to the acute housing pressures facing mountain communities by delivering housing across the non-market continuum while co-locating counselling, family supports, and community-serving spaces in a mixed-use, trauma-informed environment. Larkspur is guiding the project from early feasibility through design and pre-construction, coordinating consultants, managing cost and schedule, and aligning funding, approvals, and delivery strategy. Higher Ground reflects a community-centred approach to development — one that recognizes housing as essential social infrastructure and a foundation for safety, dignity, and belonging.

Larkspur Projects is located in Calgary, on the ancestral and traditional territory of the Blackfoot Confederacy — the Niitsitapi peoples, including the Siksika, Kainai, Piikani, and Amskapi Piikani.
