Led by Fergal in his former role, the Chadwick Farms project involved securing development rights for a large mixed-use, multi-phase community through a complex land and municipal strategy. Working with the Town of Northlake and the Dallas Stars, Fergal negotiated a land transfer enabling a 200,000 sq. ft. Stars Amateur Sports Centre in exchange for rezoning up to 900 apartment units — along with hotel, commercial, and public-infrastructure sites funded through a Tax Increment Reinvestment Zone. The first phase of 250–300 rental units is fast-tracked to begin construction in 2024.
