From Vision to Opening Day: The Full Suite of Services We Offer

Every meaningful capital project begins long before design drawings and construction schedules. It starts with a vision — an idea about what a community needs, what an organization could become, or what might be possible with the right partners and resources.

But transforming a vision into a built reality requires far more than technical execution. It requires clarity of purpose, strategic alignment, thoughtful planning, strong governance, collaborative engagement, and sustained stewardship from beginning to end.

At Larkspur, we partner with organizations across the full lifecycle of a project — from the earliest conversations to the moment a building opens its doors. Our work spans organizational strategy, feasibility and funding, design and development management, and construction oversight. We bring these steps together so projects move forward with confidence, integrity, and purpose.

1. Organizational Strategy and Visioning

Every successful project begins with a shared understanding of why it matters.

We help organizations:

  • Clarify project purpose and goals

  • Align Boards, leaders, and partners around a shared direction

  • Evaluate readiness, capacity, and risk

  • Build governance and decision-making frameworks

This stage ensures that the project reflects the mission — not just the moment — and is grounded in a vision that can endure.

2. Feasibility Studies and Business Case Development

A strong idea needs a strong foundation.

We conduct feasibility studies and build business cases that answer critical questions:

  • Is the project viable?

  • What scale, location, and program model best serve the community?

  • How will the building operate sustainably long-term?

  • What is the anticipated capital and operating cost?

These decisions shape the future of the project just as much as architecture or funding.

3. Funding Strategies and Government Relations

Many of the organizations we serve require public or philanthropic investment to make their projects possible. This is where strategic funding planning becomes essential.

We help:

  • Identify funding pathways and partnership models

  • Build compelling cases for government investment

  • Develop multi-year funding strategies

  • Prepare submissions and negotiate support

  • Align project outcomes with community impact priorities

Over our collective careers, we have helped raise more than $6 billion for community-serving projects.

4. Development Management and Owner’s Representation

Once a project moves forward, the real complexity begins.

We act as the owner’s representative — overseeing planning, design, procurement, and delivery to protect your interests at every stage.

We:

  • Procure the right architects, engineers, and contractors

  • Facilitate collaboration across stakeholder groups

  • Monitor budgets, timelines, and scope

  • Translate technical decisions into clear, strategic choices

  • Ensure the project remains aligned to purpose — not just schedule

This is how projects stay on track without losing their heart.

5. Construction and Project Delivery

During construction, decisions happen quickly and stakes are high. We ensure clarity and accountability remain steady.

Our role includes:

  • Site coordination and issue resolution

  • Change order and risk management

  • Financial oversight and reporting

  • Coordination of inspections, permitting, and commissioning

  • Planning for occupancy, move-in, and transition

Opening day is a milestone — but it’s also a handoff to the people the space was built for.

Why This Full-Cycle Approach Matters

When planning, funding, engagement, design, and construction are treated as separate tasks, projects can lose their purpose. Costs rise, decisions drift, timelines stretch, and the original vision can erode.

By stewarding the entire process, we ensure:

  • Consistency of purpose

  • Strong collaboration

  • Financial sustainability

  • Community alignment

  • Thoughtful delivery

In other words: buildings that serve.

A Building Is More Than a Structure — It’s a Commitment

The spaces we create shape how we live, learn, gather, heal, and grow together. When we guide projects from idea to impact, we honour the responsibility of building not just for today, but for generations.

At Larkspur, this is our craft. We don’t just manage projects — we help create places with purpose.

Larkspur Projects is located in Calgary, on the ancestral and traditional territory of the Blackfoot Confederacy — the Niitsitapi peoples, including the Siksika, Kainai, Piikani, and Amskapi Piikani. We also acknowledge the shared lands of the Tsuut’ina (Dene) and the Îyârhe Nakoda (Stoney) Nations — Bearspaw, Chiniki, and Goodstoney. This is also the homeland of the Otipemisiwak Métis Government, including Métis Nation Battle River Territory, Districts 5 and 6.

The place we now call Calgary has long been known as Moh’kins’tsis by the Blackfoot, Guts’ists’i by the Tsuut’ina, and Wîchîspa by the Îyârhe Nakoda. We recognize, honour, and give thanks to the original caretakers of this land, and commit ourselves to building respectful relationships with the peoples whose histories, languages, and cultures continue to shape this place.
